The residential house
On the ground floor; a living room, dining room, kitchen, toilet, utility room and a study room.
On the 1st floor, 3 generous bedrooms and a bathroom with toilet.
On the 2nd floor an attic with good height and light, making it very suitable for extension of living/working space.

The property has an energy label A for a reason. You have underfloor heating on the ground floor and radiators on the upper floor. Solar panels heat a water storage consisting of 2 tanks of 800 litres each. On cloudy days, the wood-burning stove can also be used to heat the house and also to feed the water storage tanks. In addition, a 20 kW heat pump was installed in 2022. This can be used either for heating or just to provide air conditioning in very hot weather.
The house currently produces more energy than it consumes. Annually, the current residents receive around 800-1000 euros from the energy company for this.

The gite
The gite is currently equipped for 4-5 people. Opening the entrance gate, guests reach the gite via a driveway with lime trees on either side. The gite has a private terrace.
On the ground floor, there is a kitchen with a dining/living room. Upstairs are 2 bedrooms, each with its own bathroom and toilet and one with a balcony. All rooms offer breathtaking views.
The gite has a wood-burning stove and electric heating.

Canopy/workspace
The house and gite are connected via a beautiful canopy. Under the roof, you have a beautiful sheltered outdoor terrace. Here you will also find a large lockable work/storage space.

Garage/workshop
The garage behind the house covers some 66 m2. The ground floor has space for three vehicles, each with its own garage door. 1 spot is equipped with a lubrication/maintenance pit. In addition to the parking spaces, there is a separated area specifically set up for the current owner's beekeeping activities. A staircase leads to the upper floor used as a workshop of 66 m2.
On the roof of the garage there are 20 m2 of solar panels for heating and 3 kW of photovoltaic panels.

Other outbuildings and facilities.
Next to the house is a building (20m2) containing a well-functioning 1.50 diameter bread oven. Some 35 kg of bread is now baked here every month. The oven is obviously also suitable for pizzas.
There is a sheep pen on the property, now housing about four sheep, which can be converted into a donkey, pony or even horse stable.

A vaulted cellar (14m 2) of shingle for storing fruit, vegetables and wine.

A tool shed, a chicken coop and several other enclosures for small livestock complete the property.

About 2 hectares of the plot immediately surrounding the house and ponds is fenced. The remaining plot consists of grassland and is directly connected.
Within the 2 hectares there is also an enclosed vegetable garden of about 200 m2.
There are numerous fruit trees, including cherry, apple, mirabelle, pear, quince plum and walnut trees.

Right in front of the house under the lime tree is a lovely terrace with a view, and you will also find opportunities to relax throughout the property.

Facilities
Here you have access to fibre-optic internet. The house has a central alarm system.
The house is 1 km from the village and 6 km from the town of Hauterives, 15 km from Saint Donat sur Herbasse and 19 km from Romans sur Isère.
